Most residents only see the physical side of maintenance (cleaning, gardening and window cleaning) being undertaken on their development and often forget about the other mandatory services such as insurance, supply of electricity to common parts, Health and Safety issues etc.
Most large property management companies use national or regional contractors to carry out most of the services on their developments as this makes life easier for them. At Warwick Estates we understand that smaller, more local contractors can offer huge savings on these services. As our property managers only ever have 15 or fewer developments to manage, they have the time to search the markets for these local tradesmen, whilst also ensuring that they offer the relevant health and safety documentation.
Every property manager at Warwick Estates will visit each of their sites at least once a month, and will offer the resident directors a meeting with them at least once a month. This regular attendance ensures that any problems are dealt with in a timely manner and that residents are kept well informed. This should also mean that annual budgets are accurate and adhered to.
Warwick Estates can also offer their resident directors the use of a professional company secretary.
